We're supporting a growing contractor and housebuilder with an established development arm, known for delivering high-quality residential and mixed-tenure schemes across the region. The business has delivered several hundred homes in recent years and built strong relationships with partners, funders and local authorities.
Following new ownership and the appointment of two highly respected senior leaders, the company is entering a new phase of growth. With a secured pipeline of façade remediation and re-cladding schemes across London and the South, they are strengthening their delivery teams as they establish a new division focused on complex building envelope and internal safety-driven refurbishment projects.
This is a rare opportunity to join early, shape delivery standards and play a key role in establishing the façade and remediation function within a business with serious momentum. As Contracts Manager, you will oversee multiple live re-cladding schemes, ensuring consistent delivery across several sites within a commutable radius of London. Projects include façade replacement and some internal works.
Key Responsibilities:
- Lead the delivery of multiple live re-cladding and remediation schemes, ensuring consistent standards across all projects.
- Manage and support Project Managers, Site Managers and delivery teams, providing leadership, structure and technical guidance.
- Oversee façade works including SFS, rainscreen, brickwork, aluminium systems, insulation and curtain walling.
- Manage internal works packages including resident decants, fire-stopping, sprinkler installations, compartmentation and associated refurbishment.
- Ensure strict compliance with H&S, fire safety and remediation requirements, maintaining a strong safety culture across all sites.
- Drive programme certainty, ensuring sequencing, logistics and access strategies are aligned across multiple projects.
- Progress meetings and coordinate with design, commercial, planning and senior leadership teams.
- Identify and resolve technical issues, escalating risks early and implementing corrective actions.
- Ensure robust QA processes are in place and consistently applied across all sites.
- Monitor performance, progress and reporting, ensuring each project meets cost, quality and programme expectations.
- Support pre-construction activities for upcoming schemes, including buildability reviews, logistics planning and methodology input.
What we're looking for:
- Proven experience as a Contracts Manager, Senior Project Manager or similar leadership role within façade, cladding or major refurbishment projects.
- Strong technical knowledge of façade systems including rainscreen, brickwork façades, aluminium systems, curtain walling, SFS & insulation
- Experience delivering re-cladding / remediation projects is highly desirable.
- Experience managing internal safety works such as sprinklers, fire-stopping, compartmentation or resident decants.
- Strong leadership skills with the ability to manage multiple project teams simultaneously.
- Excellent understanding of sequencing, logistics and access planning on mid- and high-rise buildings.
- SMSTS, CSCS (Black/Gold), First Aid.
- Comfortable working in a fast-paced, growing division with evolving processes.
- Able to travel between multiple sites within a commutable radius of London.
