Property Manager
Location: Manchester
Salary: £26,000 – £30,000 per annum + Bonus
Hours: Monday to Friday – 9am – 5pm
About the Company
Our client is a growing residential property business with an expanding portfolio across the UK. They are committed to delivering a high standard of service to both landlords and tenants through proactive property management, excellent communication and a customer-first approach.
Due to continued growth, they are looking to recruit an experienced Property Manager to join their Manchester office.
The Role
As a Property Manager, you will be responsible for managing your own portfolio of residential properties, acting as the main point of contact for both landlords and tenants throughout the tenancy lifecycle.
Working closely with the lettings, maintenance and accounts teams, you'll ensure properties remain compliant, well maintained and that customers receive an outstanding level of service.
Key Responsibilities
- Manage a portfolio of residential properties from move-in through to tenancy end.
- Act as the primary contact for landlords and tenants, providing professional advice and support.
- Coordinate property maintenance, liaising with contractors and monitoring works through to completion.
- Arrange and oversee tenancy renewals, move-ins and move-outs.
- Ensure all properties remain fully compliant with current legislation, including Gas Safety, EICR and other statutory requirements.
- Carry out routine property inspections and provide detailed reports to landlords.
- Monitor rent arrears and assist with the relevant procedures where required.
- Maintain accurate tenancy records using the company's property management system.
- Work closely with the lettings team to minimise void periods and support smooth handovers.
- Provide regular updates to landlords regarding maintenance, compliance and tenancy matters.
About You
The successful candidate will have:
- Previous experience in residential property management.
- A strong understanding of current lettings legislation and compliance requirements.
- Excellent organisational skills with the ability to manage a busy workload.
- Strong communication and customer service skills.
- The ability to work independently while managing multiple priorities.
- Experience using property management software such as Reapit, Goodlord or similar would be advantageous but is not essential.
