Property Maintenance Manager- Residential Lettings

Location: Manchester

Salary: Up to £32,000 DOE

Hours: Monday to Friday – 9am – 6pm plus working 1 in every 4 Saturdays from 10am – 4pm

We're working with a well-established independent estate agency in Manchester looking to recruit an experienced Property Maintenance Manager to oversee the maintenance side of a residential property portfolio. This is a fantastic opportunity for someone who enjoys problem-solving, building strong relationships and delivering excellent customer service within a busy and growing business.

The Role

This position is focused purely on property maintenance, ensuring maintenance issues are managed efficiently from start to finish across a residential portfolio.
Key responsibilities include:

  • Managing all incoming maintenance enquiries from landlords and tenants.
  • Coordinating repairs and maintenance works with approved contractors.
  • Arranging and carrying out routine property inspections.
  • Liaising with landlords, tenants and contractors to provide regular updates.
  • Ensuring all compliance and statutory requirements are met across the portfolio.
  • Maintaining accurate property records and ensuring issues are resolved promptly.

About you

  • Previous experience in a Property Management or Lettings role.
  • A solid understanding of residential lettings legislation and tenancy regulations.
  • Excellent communication and organisational skills.
  • The ability to manage a busy workload and prioritise effectively.
  • A proactive approach with strong problem-solving abilities.
  • A full UK manual driving licence.
  • Knowledge of the South Manchester area would be advantageous.
