Senior Property Manager

Are you an experienced Property Manager looking for a senior-level role where you can take ownership of a substantial and varied portfolio whilst working for a highly respected independent estate agency?
An exciting opportunity has arisen to join a well-established and successful property business with offices in both Brighton and Hove. Working primarily from the Brighton office, you will manage a large and diverse residential portfolio, including a small number of block-managed properties, whilst enjoying the autonomy to make decisions and manage your workload independently.
This role would suit a proactive, highly organised and experienced Property Manager who enjoys taking responsibility, solving problems and delivering exceptional service to landlords and tenants alike.
Key Responsibilities:
- Managing a large and varied portfolio of residential properties, including a small number of block-managed properties.
- Acting as the main point of contact for landlords and tenants, resolving property-related queries and issues efficiently.
- Building and maintaining strong client relationships through proactive communication and regular updates.
- Arranging and overseeing maintenance works, obtaining quotations and instructing contractors.
- Managing compliance requirements including Gas Safety Certificates, EICRs and EPCs.
- Conducting mid-term inspections and producing detailed reports.
- Organising check-outs, reviewing inventory reports and negotiating deposit returns.
- Assessing end-of-tenancy reports and preparing recommendations for landlords regarding dilapidations and deposit deductions.
- Keeping all property records, tenancy information and CRM systems fully updated.
- Managing utility transfers and tenancy administration.
- Liaising with contractors, landlords and tenants to ensure works are completed efficiently and to a high standard.
- Ensuring all compliance and safety documentation is distributed and recorded correctly.
Skills & Experience Required:
- Proven experience within residential property management.
- ARLA qualified or working towards ARLA qualification would be advantageous.
- Ability to manage a busy and varied portfolio independently.
- Excellent problem-solving and organisational skills.
- Outstanding customer service and relationship-building abilities.
- Strong communication skills, both written and verbal.
- Confident using property management software, CRM systems and Microsoft Office.
- Self-motivated, proactive and able to prioritise effectively.
- Ability to make decisions, take ownership and continually look for ways to improve processes and efficiencies.
- Full UK driving licence and own vehicle preferred.
