We are currently recruiting for a Lettings Negotiator for our Estate Agency client based in Chelmsford.

The ideal candidate must have a minimum of 2+ years' lettings experience with a full understanding of the lettings process and current legislation.

Candidates must be a UK Resident and ideally live within a 30-minute commute of the area.

You will need to hold a full UK driving licence and have the use of your own car.

Salary and benefits package for the role of Lettings Negotiator:

  • Basic £25,000
  • OTE £40,000
  • Uncapped commission
  • Monday to Friday 9am – 5.30pm, Saturdays 9am – 4pm (1 Saturday off per month, with day back in lieu)

Responsibilities for the role of Lettings Negotiator:

  • Match tenants with suitable rental properties based on their needs and preferences
  • Book and conduct viewings, providing a professional and engaging tour of the property
  • Carrying out valuations (after training if needed)
  • Act as a trusted advisor to both landlords and tenants, offering guidance throughout the tenancy cycle
  • Regularly update landlords on viewings, feedback, and market conditions to help secure lets quickly and at the right price
  • Handle queries and concerns with efficiency and professionalism, always aiming for resolution and satisfaction
  • Help market properties through online portals, social media, and the in-house platforms
  • Monitor and report on property performance, adjusting strategy as needed to attract prospective tenants
  • Negotiate rent, tenancy terms, and deposit arrangements to achieve the best outcome for both parties
  • Handle objections, clarify queries, and work towards mutually beneficial agreements
  • Keep landlords informed at every step to ensure transparency and confidence
  • Keep all systems and records up to date, including applicant information, viewing notes, and signed agreements

Key Skills for the role of Lettings Negotiator:

  • Must have at least 2 yearsexperience as a Lettings Negotiator
  • Ideally experience in Lettings Valuations (not essential)
  • Understanding of the lettings process
  • Be up to date with current legislation
  • Excellent verbal and written communication skills
  • Strong negotiation, problem-solving, and sales abilities
  • Highly organised and able to manage a busy schedule with multiple deadlines
  • Strong desire to build a long-term career in the industry
  • Must hold a full UK driving licence and have the use of your own car
