Executing planned preventative maintenance on boilers, burners, and heating plant.

Responding to reactive calls regarding leaks, blockages, and heating or cooling failures.
-
Maintaining air handling units including belt changes, filter replacements, and motor checks.
-
Monitoring and repairing fan coil units and associated valves or actuators.
-
Conducting weekly cooling tower inspections and water hygiene temperature checks.
-
Managing water treatment regimes and sampling to ensure L8 legionella compliance.

Inspecting and servicing centrifugal pumps, including seal and bearing maintenance.

Overhauling pressurized heating and chilled water expansion systems.
-
Utilizing BMS software to monitor flow rates, setpoints, and plant performance.
-
Carrying out minor plumbing repairs and sanitary ware maintenance.
-
Supervising specialist HVAC sub-contractors during chiller or boiler overhauls.

Logging all mechanical works and statutory inspections in the CAFM system.

Issuing permits for hot works or confined space entry.

Testing and maintaining fire dampers and smoke extract systems.

Assessing pressure vessels and safety valves for insurance inspections.

Identifying plant improvements to increase energy efficiency and reduce water waste.

Collaborating with the electrical team to troubleshoot integrated control systems.
