Role: Property Manager & Lettings Negotiator
Location: East Horsley – Surrey
Salary: Basic £30K PA OTE £35-40K
Hours: Full time
Working pattern: Office & Field based
An excellent opportunity has arisen for an experienced Property Manager / Lettings Negotiator to join a well established independent property business based in East Horsley.
This varied role offers a blend of approximately 60% Property Management and 40% Lettings Negotiation, making it ideal for someone who enjoys both portfolio management and the fast paced nature of winning new tenancies.
Working within a friendly and supportive office environment, you will play a key role in managing an existing residential portfolio whilst also assisting with the lettings process from enquiry through to move in.
The Role
As Property Manager / Lettings Negotiator, you will be responsible for the day to day management of a residential portfolio whilst also supporting the growth of the lettings business through conducting viewings, registering applicants, and securing new tenancies.
This is a hands on role that requires excellent customer service skills, strong organisation, and the ability to build positive relationships with landlords, tenants, applicants, and contractors.
Key Responsibilities
Property Management
- Day to day management of a residential property portfolio
- Acting as the main point of contact for landlords and tenants
- Coordinating maintenance, repairs, and contractor works
- Conducting regular property inspections and managing follow up actions
Good working knowledge of ALTO systems - Ensuring compliance with all relevant lettings legislation and safety requirements
- Managing tenancy renewals, check ins, and check outs
- Handling tenant queries and resolving issues efficiently and professionally
- Maintaining accurate property records and documentation
Lettings Negotiation
- Registering and qualifying prospective tenants
- Conducting property viewings
- Matching applicants to suitable properties
- Following up viewings and handling applicant enquiries
- Negotiating offers between landlords and prospective tenants
- Securing new tenancy agreements and progressing lets through to move in
- Building relationships with prospective tenants and local landlords
- Supporting the office in achieving lettings targets and occupancy levels
About you
- Minimum of two years' experience in residential Property Management
- Previous Lettings Negotiator experience would be highly advantageous
- Strong understanding of lettings legislation and compliance requirements
- Confident communicator with excellent customer service skills
- Well organised and able to manage a busy and varied workload
- Professional, proactive, and reliable approach
- Full UK driving licence and access to a vehicle preferred
- Comfortable working in an office based environment and attending external appointments
