Residential Conveyancing Solicitor
Location: Chelmsford, Essex
Hours: Full Time, Monday to Friday
The Opportunity
An established and growing law firm in Chelmsford is seeking an experienced Residential Conveyancing Solicitor to join its busy Property Department. This is an excellent opportunity for a motivated legal professional to manage a varied residential property caseload while delivering a high standard of client care.
The successful candidate will work within a supportive team environment, handling transactions from instruction through to completion and helping to maintain strong relationships with clients, estate agents, mortgage brokers, developers and other key stakeholders.
Key Responsibilities
- Manage a full caseload of residential conveyancing matters, including:
- Freehold and leasehold sales and purchases
- Re-mortgages
- Transfers of equity
- New build transactions
- Shared ownership matters
- Right to Buy transactions where applicable
- Provide clear, practical legal advice to clients throughout the transaction process.
- Conduct client onboarding procedures, including compliance with anti-money laundering requirements, identity verification and source of funds checks.
- Review title documentation and contract packs.
- Raise and respond to enquiries and negotiate transaction terms where required.
- Order, review and report on property searches.
- Prepare and approve legal documentation, including contracts, transfer deeds and mortgage documentation.
- Complete and submit SDLT returns and Land Registry applications.
- Liaise effectively with clients, lenders, developers, estate agents and other solicitors to ensure transactions progress efficiently.
- Maintain accurate records using the firm's case management systems.
- Contribute to departmental objectives, service standards and business development initiatives.
- Support and mentor junior members of the team where appropriate.
Candidate Requirements
- Qualified Solicitor, Licensed Conveyancer or Legal Executive with experience in residential property law.
- Proven ability to independently manage a residential conveyancing caseload.
- Strong technical knowledge of the conveyancing process from instruction to post-completion.
- Excellent communication and client relationship skills.
- Ability to prioritise workloads and meet deadlines in a fast-paced environment.
- High levels of attention to detail and organisational skills.
- Commercially aware with a proactive and solution-focused approach.
- Experience using conveyancing case management systems and digital property platforms is advantageous.
